Standard Operating Procedure (SOP) Cleaning Checklists
SOP 01: Standard Recurring Clean
Bi-Weekly / Weekly- All Rooms: Empty all wastebaskets and replace liners. High dust light cobwebs up to 8 ft. Dust horizontal surfaces, picture frames, and lamps. Vacuum all carpets and rugs. Damp mop all hard floors.
- Kitchen: Clean and sanitize countertops and backsplash. Clean exterior of refrigerator, oven, and dishwasher. Clean microwave inside and out. Scrub, disinfect, and polish sink and faucet.
- Bathrooms: Clean, sanitize, and descale showers, tubs, and glass surrounds. Sanitize sink basin and polish chrome. Disinfect toilet inside, outside, and base bolts. Clean and polish mirrors streak-free.
SOP 02: Initial Deep Clean

- Hand-wipe all baseboards and door frames throughout entire property.
- Hand-scrub shower tile grout lines with acidic descaling detergent.
- Detailed damp wipe of all interior window sills and blind slats.

- Hand dust ceiling fan blades and light fixtures.
- Sanitize all door knobs, light switch plates, and high-touch trim.
SOP 03: Move-Out Turnover Clean

- Full interior oven cleaning: soak racks, scrape glass, wipe walls.
- Full interior refrigerator & freezer clean: wash shelves, vacuum coils.

SOP 04: Post-Construction Handover

- Phase 2 (Final): Paint overspray removal from glass with approved brass wool, wipe inside all duct registers, detailed baseboard wipe, floor scrub and seal.
- Phase 3 (Touch-Up): 24 hours prior to handover; microfiber wipe of settled drywall dust, final mirror polish, clean entry threshold.
The Cleaning Industry Terminology Glossary (A – Z)
Cleanable Square Footage (CSF)
The actual physical floor area requiring service, calculated by subtracting inaccessible mechanical rooms, unfinished garages, and elevator shafts from gross square footage.
Dwell Time (Contact Time)
The exact duration an EPA-registered disinfectant chemical must remain visibly wet on a surface to kill specified pathogens (typically 3 to 10 minutes).
Fully Burdened Labor Rate
The total true cost of an employee per hour worked, including base wages, employer FICA (7.65%), unemployment taxes (FUTA/SUTA), workers' comp, and paid travel time.
Gross Margin
(Total Revenue - Direct Labor & Job Supplies) ÷ Total Revenue. Distinct from markup, which measures profit relative to cost rather than sale price.
